Porter Ranch buyers have a bit more leverage than last year
The biggest shift in Porter Ranch right now: fewer homes are winning bidding wars. The Real Estate Data Aggregator counted 27.4% of homes selling above list price in the three months ending July 31, 2026. That is down 11.6 points from a year earlier. Buyers have more room to breathe than they did last year.
Nationally, Realtor.com reported that 20.8% of listings had price cuts in September, the highest share since October 2022. Porter Ranch is feeling some of that same pressure. The median sale price here dipped to $1,230,000, down 5.7% from the same period last year, according to the Real Estate Data Aggregator. That is a real move, not a rounding error.
Homes are taking longer to sell. The Real Estate Data Aggregator put the median at 45 days on market, 7 days longer than a year ago. That gives buyers more time to think. But it also means sellers need to price carefully from day one.
Demand has not gone away
Here is the part that surprises people. Pending sales rose 7.6% year over year, per the Real Estate Data Aggregator. That means more buyers are signing contracts, not fewer. Demand is quieter, but it is still there.
The sale-to-list ratio stayed at 99.1%, down just 0.7 points from last year, according to the Real Estate Data Aggregator. Sellers are still getting very close to their asking price on average. The market has softened a little, but it has not tipped.
Well-priced homes still move fast
The Real Estate Data Aggregator found that 36.4% of homes went under contract within two weeks of listing. That share is actually up 3.8 points from a year ago. Price it right and condition matters, and a Porter Ranch home can still find a buyer quickly.
One thing working against sellers nationally: Realtor.com reported mortgage rates surged above 7% for the first time since January 2025. That slows some buyers down. It is worth knowing when you set your price.
