One part of Primary market still moves fast despite higher rates

Freddie Mac put the 30-year fixed rate at 7.03% as of September 24, 2026. That is the first reading above 7% since January 2025, according to Realtor.com. Higher borrowing costs have slowed some parts of this market. But not every ZIP code tells the same story.

In ZIP 91352, the Real Estate Data Aggregator counted 50% of homes selling above list price in the three months ending July 31, 2026. In that same period, 50% of homes went under contract within two weeks of listing. Sharp pricing still brings quick action, even now.

What changed from a year ago

In 91352, the Real Estate Data Aggregator shows median days on market fell 8 days shorter than the same period in 2025. That is the only ZIP in this group where homes sold faster year over year. The sale-to-list ratio also rose, up 0.6 points.

Still, the number of homes sold in 91352 dropped 25.5% from a year before, and months of supply rose 2 months. Fewer homes traded hands, but the ones that did sold fast and over asking. Not every home sold fast there, and the smaller sample means one busy street can move the numbers.

The rate picture right now

Realtor.com reported that rates jumped 19 basis points in one week, the largest one-week move since April 2025. The Federal Reserve raised the federal funds rate to a range of 3.75 to 4.00 percent, according to Realtor.com. That pushed the 30-year fixed rate to 7.03%, per Freddie Mac.

The National Association of Realtors put the national months' supply at 4.9 months, the highest level in over ten years. Nationally, existing-home sales fell 2.0% month over month in August 2026, though they are up 1.6% year to date through the first eight months of the year, per the National Association of Realtors.

In 91344, the Real Estate Data Aggregator counted 109 homes sold in the three months ending July 31, 2026, up 14.7% from a year before. The median sale price was $1,035,000, up 0.5%. Days on market were 5 days longer than a year before, at 38 days.

In 91326, the median sale price dipped 5.7% to $1,230,000, per the Real Estate Data Aggregator. Days on market stretched to 45 days, 7 days longer than a year before. Still, 36.4% of homes went under contract within two weeks, up 3.8 points year over year.

In 91501, the Real Estate Data Aggregator recorded a median sale price of $1,410,000, up 27.6% from a year before. That is a big move, but only 29 homes sold there in the period. A small number of sales can shift the median sharply. The share going under contract within two weeks rose 16.2 points to 30%.

In 91502, the Real Estate Data Aggregator counted just 7 homes sold in the three months ending July 31, 2026. The sale-to-list ratio was 104.8%, and 71.4% sold above list. With only 7 sales, one home can move every figure. Take those numbers as a signal, not a trend.
