One higher-priced part of the market gained speed this summer
The number that matters most: the Real Estate Data Aggregator counted a 27.6% rise in the median sale price in ZIP 91501 for the three months ending July 31, 2026. That tells sellers in that part of the market that strong results are still possible. It tells buyers that competition there is real.
That $1,410,000 median is up 27.6% from the same three months in 2025, according to the Real Estate Data Aggregator. Not every ZIP code in this market saw that. Prices dipped in a few others. So this result stands out.
More buyers showed up, and more homes sold above list
The Real Estate Data Aggregator counted 29 homes sold in ZIP 91501 in the three months ending July 31, 2026. That is up 26.1% from a year before. More activity came with higher prices, not in spite of them.
Nearly half of those homes sold above their asking price. The Real Estate Data Aggregator put that share at 44.8%, up 10 points from a year ago. That is a meaningful shift, not a small one.
Homes took a little longer, but buyers kept coming
The Real Estate Data Aggregator put the median days on market in ZIP 91501 at 40 days. That is 5 days longer than a year ago. Not every home sold fast. But pending sales still rose 3.4% year over year, and months of supply fell 0.6 months. Demand held up.
The share of homes going under contract within two weeks of listing rose 16.2 points, to 30%, according to the Real Estate Data Aggregator. That is a sign that well-priced homes in ZIP 91501 still moved quickly.

A small ZIP code with a big above-list share
ZIP 91502 is a small part of this market. The Real Estate Data Aggregator counted just 7 homes sold there in the three months ending July 31, 2026. With that few sales, one or two homes can move the numbers a lot. Still, 71.4% of those homes sold above list, and the average sale came in at 104.8% of the asking price. Small sample, but worth noting.
The wider picture: rates and national prices
Freddie Mac put the average 30-year fixed mortgage rate at 7.28% as of October 1, 2026. That is above 7%, a level Realtor.com noted rates crossed in late September for the first time since January 2025. Higher rates slow some buyers down.
Even so, the Federal Housing Finance Agency reported that U.S. house prices rose 2.1% year over year between the second quarter of 2025 and the second quarter of 2026. This market's ZIP 91501 outpaced that national figure by a wide margin.
