More homes are selling in one part of the market without much price growth
The one fact that changes what you should do: more homes sold in 91344 without prices running away. That means the market moved on price discipline, not price hype. These numbers cover the three months ending July 31, 2026.
The headline number: sales up, prices steady
The Real Estate Data Aggregator counted 109 homes sold in ZIP 91344 in the three months ending July 31, 2026. That is up 14.7% from the same three months a year before. The median sale price was $1,035,000, up just 0.5% year over year. So buyers showed up. They just did not overpay to do it.
The Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year through the second quarter of 2026. The 0.5% gain in 91344 is below that national pace. Prices did not fall, but they did not race ahead either. For sellers, that is still a gain. For buyers, it is a little more room to work with.
Supply stayed flat. That kept the balance
The Real Estate Data Aggregator counted 98 homes for sale in 91344 during the same period. That was unchanged from a year before. New listings slipped 0.7% to 137. Supply did not flood in, so more sales happened without a glut of homes sitting around.
Months of supply in 91344 came in at 2.8, down 0.4 months from a year before. That is still a relatively tight market. The National Association of Realtors put national months of supply at 4.9, highest in over ten years. So 91344 is moving faster than the country overall.
Homes took a little longer, but most sold close to asking
The Real Estate Data Aggregator put the median days on market in 91344 at 38 days. That is 5 days longer than a year before. Not every home sold fast. Still, the average sale came in at 99.9% of list price. Sellers gave up very little to close a deal.
About 39.5% of homes in 91344 sold above list price, down 6.8 points from a year before. So bidding wars cooled a little. But nearly 4 in 10 homes still cleared asking. That is not a soft market.
How the other ZIP codes compare
Not every part of this market told the same story. Here is how the three months ending July 31, 2026 looked across the area, according to the Real Estate Data Aggregator.
| 91344 | 91326 | 91352 | 91501 | |
|---|---|---|---|---|
| Median sale price | $1,035,000 | $1,230,000 | $872,500 | $1,410,000 |
| Homes sold change | +14.7% | +2.4% | -25.5% | +26.1% |
| Months of supply | 2.8 | 4.5 | 5.1 | 3.3 |
| Median days on market | 38 | 45 | 36 | 40 |
| Sale to list price | 99.9% | 99.1% | 101.8% | 99.1% |
In 91326, the Real Estate Data Aggregator recorded a median sale price of $1,230,000, down 5.7% year over year. Homes sold rose just 2.4%. Supply was higher at 4.5 months. It is a slower, softer corner of the market right now.
In 91352, the Real Estate Data Aggregator counted 38 homes sold, down 25.5% year over year. Supply climbed to 5.1 months, up 2 months from a year before. That said, homes that did sell averaged 101.8% of list price, and half sold above asking. A smaller pool of buyers, but competitive ones.
In 91501, the Real Estate Data Aggregator counted 29 homes sold, up 26.1% year over year. The median sale price rose to $1,410,000, up 27.6%. That is a big jump, but only 29 sales. A few high-priced closings can move the median quickly in a small sample.
ZIP 91502 had only 7 homes sold and 7 for sale in the period, per the Real Estate Data Aggregator. With numbers that small, one sale can shift every figure. The median sale price was $635,000 and 71.4% of homes sold above list. Treat those figures as a direction, not a firm benchmark.
The wider picture: rates and national trends
Freddie Mac put the average 30-year fixed rate at 7.03% as of September 24, 2026. The 15-year rate averaged 6.42%. Rates at that level slow some buyers. Yet 91344 still posted a 14.7% jump in sales, which shows local demand held up.
Realtor.com reported active listings nationally topped 1.17 million, near the highest since late 2019. The National Association of Realtors said existing-home sales dipped 2.0% month over month in August 2026. Nationally, the market is more cautious. Locally in 91344, more homes still traded hands.
